Hilton Head Home Mortgage Lenders
It is important to get pre-approved before you make an offer on a home on Hilton Head Island, I actually prefer that my homebuyers be pre-approved before they look at homes to make sure that they do not get disappointed to find that they cannot purchase the home that they just fell in love with. In these times of foreclosures and short sales it is important to be pre-approved because the bank will not even consider your offer unless there is a loan pre-approval attached (this is a credit approval, full loan approval requires a home appraisal), even if you are not making an offer on a short sale or foreclosure a loan pre-approval gives the seller the reassurance that you are a serious home buyer and improves the quality of your offer.
Mortgage loan officers offer similar rates and loans but they can have different programs depending upon their banks guidelines, some banks have products that they ‘portfolio’ (the bank keeps the loan on their books and does not sell them on the secondary market so they do not have to meet Fannie Mae or Freddie Mac guidelines) and some banks have different secondary markets with different lending criteria. Ralph Tubbs South Carolina Bank & Trust 843-837-1124
Ralph is a great guy and SCB&T is a local bank which some people prefer to one of the big banks. SCB&T does ‘portfolio’ some of their loans so they sometimes they can accomodate a situation that other banks cannot. They are also great for renovation or construction financing.
Matt Webster TD Bank 843-341-4528
Matt works hard to find the right product for you and TD Bank is a Canadian bank so some of their rules are different, I recently had a client looking for a jumbo loan, TD’s reserve requirements were much lower than the other banks.
Mary Schane Johnson PNC Bank 843-842-1304
Mary Schane and I have worked together for a few years, she worked for RBC (the new sponser of the Heritage Golf Tournament), RBC sold their US mortgage operations to PNC Bank last year so I haven’t had as much experience with them but Mary Schane is terrific (she also has a baby and a two year old so she knows how to multi-task 🙂
Sue Ann Hess Wells Fargo Home Mortgage 843-682-5715
I don’t know that I’ve ever met a harder working lady! Sue Ann works from the RE/MAX Island Realty office so it’s very convenient and she’s very efficient, she’s often the last person left in the building. Wells Fargo has some great programs and sometimes has some advantages with government programs.
