Once you have found your Hilton Head Island home, I highly recommend that you have a home inspection performed by a certified home inspector. Your contract should be contingent upon the seller making the recommended repairs or inspection results that are satisfactory to you (in the case of a foreclosure or short sale the property is being sold ‘AS IS’). A good home inspector works from a checklist and can provide you with information regarding improvements that you can make to the home to reduce your future operating expenses and maintenance costs as well as defects that require attention. Please keep in mind that a seller is responsible for defects but not for improvements.
I think that home inspections are so important that I always attend the home inspection either with my clients, if they are able to attend, or as their representative, if they are not in the area and cannot attend. I know that you would attend if you could so I am there in your stead. This is important because I see the issues first hand and I can discuss the issues with the appropriate construction professional to facilitate determining the appropriate remedy.
