Matterport 3D Interactive Videos Help Sell Homes on Hilton Head


Check out our first Matterport 3D video, innovative technology for selling homes on Hilton Head Island and in Bluffton!

I am so excited to announce our purchase of a Matterport 3D video camera to help home sellers on the island.  This technology allows the home buyers to do a virtual walk-through of the house from the comfort of their own home!  They can 'walk' from room to room, see the flow of the house and even see the floor plan.

There are several ways that this technology will benefit the home sellers that I work with:

1)  there will be less inconvenience to the seller because of agents coming by to preview the house for a buyer or buyers looking at the house because it might suit them.

2)  it gives the potential purchaser a better perspective of the house and will encourage some buyers to take a look that might not have without seeing the video.

3)  the video is so unusual and compelling that it will get shared more often which means more eyes on the house and more potential buyers seeing the house.

4)  Matterport 3D video is a great way to share the home with potential purchasers that live outside the area.  Hilton Head Island and Bluffton are very attractive areas for second home owners and retirees who are looking at homes on the internet.

New Years Resolutions, Let's Volunteer Hilton Head Island


I was reading my January issue of Hilton Head Monthly and came upon an article that really spoke to my heart.  It was written by Denise Spencer, the President and CEO of the Community Foundation of the Lowcountry, the article was also featured in Lowcountry Weekly.  The article was titled 'There's an APP for that...'

In the article Denise talks about the impacts of new technology on our society and the costs and benefits.  We've all spent time with someone that cannot put down their cell phone for the hour that it takes to have lunch and I have to watch my 16 year old daughter or she might spend all of her free time on an electronic gadget! 

Ms Spencer has made a pledge to match every dollar that she spend on technology with a contribution to a local charity that helps underprivileged members of our community.  That's a pledge that I can get excited about joining, I hope that you'll consider it too.

The new Sea Pines Beach Club is now open!


My husband and I visited the new Sea Pines Beach Club for the first time for the 4th of July with a friend.  We took a lovely walk on the beach and then sat at the bar for a few small plates and a libation!  We tried the calamari, which had a nice asian sauce and was very enjoyable, and the seared tuna tacos (a little well done for my taste, but as Tom always says, I should just tell them to walk by the grill with the tuna on a plate).  We thought that the small plate, salad and soup prices were quite good and that the drink and entree prices were a bit high, not particularly surprising, there are not many restaurants on the island with a view of the ocean.  I had a client that went to the restaurant for dinner and said that it is quite nice.  We haven't had a chance to visit the restaurant yet.  If you visit Sea Pines this summer you should definitely make a trip to the new Beach Club and see it, it is quite impressive.  Take a look at our video of the Beach Club by clicking on the photo.

Hilton Head Flood Mitigation


The 2014 Flood Insurance Affordability Act has made flood insurance more affordable on Hilton Head Island but there are still pre-firm homes (built prior to 1978) that are negatively impacted by the 2012 Biggert Waters Act, specifically older homes that were purchased after the Biggert Waters Act was passed that are second homes.  These home owners got a very nasty surprise in 2013 as FEMA began repricing their flood insurance.  Other homes have been slashed in value as they have come on the market and found that the new purchaser would have to pay thousands of dollars for flood insurance, essentially taking the value of the homes down close to lot value.

NAR (National Association of Realtors) and other organizations asked FHA to make their FHA 203k renovation loan product available to homeowners for the purpose of flood mitigation.  This means that you can get an FHA 203k loan to raise your home or build a second floor and turn your first floor into garage/storage.  This doesn't always make sense within the FHA lending limits but it might help out some of the homeowners that have been negatively impacted by Biggert Waters.

New Restaurant with Outdoor Seating on Hilton Head


Are you looking for a restaurant with outdoor seating on Hilton Head Island?  A friend and I tried a great one the other day, take a break from the beach and visit The Porch Southern Kitchen & Bar in the Holiday Inn at Coligny Circle.  My husband, Tom, and I had met the chef at the Rib Burnoff a few weeks ago, for those that don't know, Tom is a foodie and smokes excellent pulled pork and brisket.  They struck up quite a conversation regarding the smoker.  The pulled pork and ribs that The Porch had at the Rib Burnoff were good and I was intrigued when the chef said that they had an open air atmosphere so when my friend suggested lunch, I suggested that we try The Porch.

It was a beautiful day so the 'garage door walls' were raised giving the restaurant a nice open feel.  There is outdoor seating by the pool with limited views to the ocean and a bar that is open air when the garage doors are raised.  I ordered a selection of appetizers so that I could try some different flavors.



The Mac & Cheese Balls were yummy and were served with some cheese sauce so that you could have them as cheesy as you like them.  The Fried Green Tomatoes were a little heavily breaded for me, I ended up working to remove the breading from the back side so that I could taste the tomatoes but the flavor was good.  The Deviled Eggs had just a touch of heat that gave them a little uniqueness.

Of course I asked for menus to bring home to share with Tom.  There are seperate menus for Breakfast, Lunch, Dinner and Bites.  I'm pretty sure that I'm going to have to go back for the Brisket Hash and Eggs, what doesn't sound good about smoked brisket hash?  The lunch menu features pulled pork and rib plates as well as a Southern BLT with Fried Green Tomatoe and Pimento Cheese and a Fried Oyster Po' Boy.  Pulled pork and Ribs are also featured on the dinner menu together with some local fare like Shrimp and Grits and Seared Local Fish.  The Red Brick Chicken is accompanied by 'Geechi grit fries', that may be a must try!

Prices seemed in line for a restaurant on the beach, lunches range from $8.00 for a salad to $16.00 for a Rib Plate, dinners range from $13.00 for a Pulled Pork Plate to $28.00 for Filet Mignon.

If you're looking for a pleasant outdoor dining experience on Hilton Head Island you may want to try The Porch Southern Kitchen & Bar, maybe I'll see you there!





Easter Sunrise Services on Hilton Head Island


My family loves to celebrate Easter by attending on of the Easter Sunrise church services on the beach.  We get up early, go to the beach, watch the sunrise and thank God for this lovely island that we call home and for the gift of his Son, Jesus.  We always follow the service with a big family breakfast (and then some years we follow up with a nap).

This year there are several sunrise services on the beach:

1)  St. Andrews By-The-Sea United Methodist Church will celebrate Easter at 7:00am on the beach at Coligny Beach Park. 

2)  First Baptist Church will have a sunrise service in front of the Marriott Grande Ocean Resort on South Forest Beach at 6:30, park at the church and use the Alder Lance Beach Access

For other waterfront sunrise services:

1)  First Presbyterian Church will be worshipping at Jarvis Creek Park at 6:30am.

2)  Celebrate Easter at the 18th hole of the Harbourtown Golf Course at 7:30am, this is a non-denominational service that features a testimony from one of the PGA Pros.  This year you must have a golf ticket to attend.

My Top 10 Restaurants for Dinner on Hilton Head Island Without Waiting


It's going to be a busy week on Hilton Head Island, the PGA pros are here for the RBC Heritage presented by Boeing and it's Easter week, a favorite week for second home owners to visit the island with their families.  You're looking for some restaurants to visit but you don't want a long wait, check out my top 10 restaurants for dinner on Hilton Head Island without waiting.  My husband and I have lived on the island since 2003 with our daughter, Abi and we have some favorite restaurants that we frequent during the summer when the island is really busy and we don't want to wait.  Try them out and let me know if you find any others that I should add to my list.

Have a great visit to the island and don't forget to take a walk on the beach!

Optimizing your Vacation Rental on Hilton Head Island


Vacation rentals are a great way to offset some of the expenses of your Hilton Head getaway.  I would not anticipate that you can cover a mortgage with vacation rentals but you may be able to cover most of your other expenses depending upon how much your family uses your vacation home.

I manage my husbands family home here through, here are some of the suggestions that I make to my clients when they are considering vacation rentals:

1)  Photos get you the first rental, comfort keeps your visitors coming back.  Budget your cash so that you can upgrade the decor and furnishings of your vacation home.  If the home needs to be renovated make the investment, if it looks old and tired to you, it will look old and tired in the photos and upgraded kitchens always look good in pictures.  Paint your home in attractive colors, it does not have to be neutral and it's hard to make a photo impression with white walls on white trim.  Invest in some attractive furniture and decorations so that your home looks like a fun place for a vacation and make sure that your furnishings are comfortable so that your guests have a great experience.

2)  Take the time to consider your guests needs, the next time that you visit the island look at your home through the eyes of a new visitor.  Are the linens fresh and unstained?  Are there enough towels and washcloths?  Does your kitchen include all of the implements and pans that your visitors might need? 

3)  Research other rentals in your area and make sure that your rent is reasonable.  I try to stay a little below the other rentals that are in comparable condition.
